In a groundbreaking move towards sustainable data center development, fifteenfortyseven Critical Systems Realty (1547) has provided updates on its joint venture with Green Fig Land Company (GFLC) in Chester County, Pennsylvania. Recognized as a premier developer, operator, and owner of custom-designed data centers in North America and Europe, 1547 is transforming a 100-acre greenfield site into a cutting-edge hyperscale data center with a commitment to green energy and innovative financial incentives.

This collaboration, initiated in 2022, combines the expertise of 1547 and GFLC, showcasing a strategic partnership focused on creating a state-of-the-art data center hub. The development site boasts an initial power commitment of 290 MW from local providers, with plans to integrate carbon-free power capabilities by 2025-2026. The location’s appeal is further enhanced by on-site green energy solutions, featuring rooftop solar panels capable of generating up to 7 MW of capacity, scalable to 25 MW.

John Bonczek, Chief Revenue Officer for 1547 Realty, emphasized the unique advantages of Chester County for hyperscale development. Besides the substantial power capacity and carbon-free capabilities, the financial incentives offered by the region set it apart. Qualifying for the state’s sales tax exemptions on all data center developments, including construction equipment, materials, furnishings, fit-out, and IT equipment, makes it an attractive proposition for large-scale compute infrastructure deployments.

Beyond the data center’s power and expansion potential, 1547 is committed to environmental responsibility. A reforesting project is underway, with the goal of planting 4,000 new trees, aligning with eco-friendly practices and contributing positively to the local environment. This blend of size, power capacity, strategic location, and environmental stewardship positions the Chester County development as a standout choice for companies seeking advanced and sustainable data center solutions in the region.

Lease options are now available, offering build-to-suit, powered shell, and turnkey data center spaces, providing companies with flexibility in tailoring their infrastructure to specific needs. As the demand for greener and smarter mass-scale data centers grows, Chester County emerges as a frontrunner in the evolving landscape of sustainable data center development.
